There is a wide gap between a maintenance visit and a twenty minute filter swap that ends in a sales pitch. Here is what should actually be happening.
A homeowner in Santa Rosa Beach told us last summer that his previous maintenance visits took about twenty minutes. The technician changed the filter, looked at the outdoor unit, and left him with a recommendation to replace the system. No gauges came off the truck.
That is not maintenance. That is a filter change with a sales call attached, and it is common enough that a lot of people genuinely do not know what a real one looks like.
So here is the actual list. Not so you can do it yourself, most of it takes instruments, but so you can tell what you paid for. Print it, hand it to whoever shows up, ask which items got done.
Cleaning the condenser coil, properly
This is the single highest-value item on the list and the one most often skipped because it takes the longest. The outdoor coil rejects all the heat the system pulls from your house. When it is packed with grass clippings, dust, cottonwood, and around here salt residue, it cannot do that, and head pressure climbs. High head pressure means the compressor works harder, draws more current, runs hotter, and wears faster.
Rinsing the outside face of the coil is not cleaning it. A real coil cleaning uses a coil-specific cleaner that penetrates the depth of the fin pack, lifts the buildup, and gets rinsed out, with the debris flowing back out the way it came in. On a coastal unit in Miramar Beach or Inlet Beach this matters more than anywhere else, because salt residue holds moisture against the metal.
If nobody is getting wet cleaning your outdoor coil, your outdoor coil is not being cleaned.
Clearing the condensate drain before it clogs
Our systems run nearly continuously from April through October, so the condensate line never dries out. Permanently damp, dark plastic grows algae and mildew, and eventually a plug. Clearing that line during maintenance, before the summer load, prevents one of the most common emergency calls we take.
That means flushing the line, checking the pan for standing water and corrosion, and confirming the safety float switch actually works rather than assuming it does. A float switch that has failed does not announce itself. You find out when the pan overflows into a ceiling.
The readings that separate a real visit from a look
This is the part that requires instruments and the part most often skipped. A system can look completely fine and be running badly, and the only way anybody knows is by measuring.
- Refrigerant pressures on both the suction and liquid sides, with superheat and subcooling calculated from them, which is how a charge is actually verified rather than guessed at.
- Temperature split across the evaporator coil, the difference between the air going in and the air coming out. Out-of-range split is one of the earliest signals of a charge or airflow problem.
- Static pressure in the duct system, which measures how hard the blower is fighting to move air. High static kills equipment slowly and is invisible without a manometer.
- Amp draw at the compressor and the condenser fan motor, compared against the nameplate rating. A motor drawing high amps is telling you it is on its way out well before it fails.
- Capacitor microfarad readings against rated value. A weak capacitor makes a compressor work harder to start every single cycle, and it is a small inexpensive part.
- Contactor condition, checking for pitted and burned contacts that cause hard starts and eventually weld shut.
- Voltage at the unit and tightness on every electrical connection, since loose connections generate heat and heat is what starts fires in equipment.
That capacitor line is worth dwelling on. A capacitor is one of the least expensive parts in the whole system and one of the most common failures. Reading it during maintenance and catching a weak one means replacing a cheap part on a scheduled visit instead of replacing the same part during an emergency call in August with the house at ninety degrees.

Airflow, filtration, and the blower
The filter gets changed, obviously, and it gets checked against what the system actually needs. A filter so restrictive it starves the blower causes more problems than the dust it is catching. High MERV filters are not automatically better if the duct system was not designed for the pressure drop.
Beyond the filter: the blower wheel gets inspected for the dirt buildup that quietly costs airflow, the evaporator coil gets checked for the same, and the ductwork gets looked at for obvious disconnections or crushed flex runs. On an attic system around here, a duct that came apart at a boot is dumping cooled air into the attic and nobody indoors knows except by the bill.
You should end up holding a report
After a real visit you should have documentation. Not a business card and a verbal summary, an actual written report with the readings on it and photos of what was found.
That is what we leave behind, and it is not for show. A written condition report with numbers on it means you can compare this year to last year. Amp draw creeping up, a capacitor reading drifting down, a temperature split narrowing season over season, those trends are how you see a failure coming with enough time to plan for it. One visit is a snapshot. Three visits is a picture.

When to schedule it
Spring, before the cooling season really loads up. April is ideal locally. The point of maintenance is to find the weak capacitor and the clogging drain line before the equipment is running twenty hours a day, not during.
Twice a year is better for coastal homes. Salt exposure near the water in Grayton Beach, Seaside, or Inlet Beach makes coil cleaning worth doing more often than it is inland in DeFuniak Springs or Ponce de Leon.

Questions
How long should a real maintenance visit take?
Meaningfully longer than twenty minutes. Cleaning a condenser coil properly, clearing and testing the condensate line, taking pressures and calculating superheat and subcooling, reading the capacitor and amp draws, and checking electrical connections is real work. If somebody was in and out in a few minutes with no instruments, the readings on the list did not happen.
Is a tune-up worth it if the system is running fine?
That is exactly when it is worth it. The point is catching the weak capacitor, the drifting amp draw, and the clogging drain line while the system still works, so it does not fail in August. Maintenance on a system that has already broken is just a repair with a nicer name.
Can I do any of this myself?
Some of it. Changing the filter, rinsing the outdoor coil with a garden hose at normal pressure with the power off, keeping vegetation clear of the unit, and flushing the condensate line with distilled vinegar are all reasonable homeowner tasks and they genuinely help. The readings are not, because they need gauges and a meter and knowing what the numbers should be for your specific equipment.
