Thermal Imaging

Commercial

See the Problem Through the Wall Before You Open It

Infrared inspection that finds overheating connections, hidden moisture and missing insulation without opening a single wall.

Thermal Imaging work performed by Merckle Plumbing in Freeport, Florida

A thermal camera reads surface temperature and renders it as an image. That sounds simple, and it is, but it is powerful because almost every building failure changes temperature before it becomes visible. A loose electrical connection heats up. Wet drywall stays cooler than dry drywall as it evaporates. A gap in insulation shows up as a warm patch on a hot day. None of that is visible to the eye, and all of it shows on infrared.

For commercial buildings the electrical side is often the reason we get called. Loose or corroded connections in a panel, at a breaker, or on a rooftop unit’s disconnect run hot under load. Heat is the failure mechanism, so finding a connection that is running hotter than its neighbors gives you the chance to tighten or replace it on a scheduled visit rather than during an outage.

Because we hold both the plumbing and the mechanical license, we use the same camera on both sides of the building. A supply line leaking behind a wall or under a slab leaves a thermal signature, and so does a bad refrigerant charge, a plugged coil section, or duct leaking into a ceiling cavity. One inspection, both trades, no guessing about which contractor to call.

Reasons to Scan a Building

  • A breaker that trips under load with no obvious cause
  • A warm cover plate, panel door, or a burning smell near electrical gear
  • A water stain that keeps coming back after the ceiling was patched
  • An unexplained jump in the water bill with no visible leak
  • One area of a floor that is warmer or cooler than the rest
  • Rooms that will not hold temperature no matter what the system does
  • A pre-purchase or pre-lease walkthrough where you want to know what is behind the finishes

Heat shows up long before smoke does, and a camera sees it either way.

What Infrared Actually Reveals

Electrical problems are the clearest. Current through a loose or corroded connection generates heat, and that heat builds as load increases. On a rooftop unit exposed to salt air near the Gulf, disconnect and contactor terminals corrode faster than the same hardware indoors, so coastal commercial buildings tend to accumulate hot spots on the roof more than anywhere else on the property.

Moisture is the second category and it is where the plumbing side comes in. Water evaporating from wet material cools it relative to its surroundings, so a leak behind drywall or under a slab shows as a cool anomaly with a shape that follows the pipe run. In slab-on-grade construction, which is the standard here, supply lines run under the concrete where nothing is visible, so a thermal scan combined with acoustic listening is how you find the leak without breaking floor at random.

The third is the building envelope and the air system. Missing or displaced insulation, air leaking around a poorly sealed penetration, duct dumping conditioned air into a ceiling, and a coil that is only cooling across part of its face all show as temperature patterns. On the coast, where afternoon sun loads a west wall hard, envelope problems show up dramatically on a summer scan.

How an Imaging Inspection Works

  • Set the conditions

Infrared needs a temperature difference to read. We schedule when the building will show contrast, which usually means under electrical load or during peak cooling.

  • Scan systematically

Panels, disconnects, equipment, suspect walls and ceilings, floor areas, and the envelope. We work a route rather than pointing the camera where somebody guessed.

  • Confirm what we see

A thermal anomaly is a lead, not a verdict. We verify with a meter, a moisture reading, or an acoustic check before calling it a fault.

  • Show you the images

You see the infrared image next to the normal photo with the temperature noted, so the finding is obvious rather than something you take on faith.

  • Recommend and price the fix

We tell you what it takes to correct each finding, which items are urgent, and which can wait for a scheduled window.

Where we work

Infrared Work Around the Emerald Coast

Coastal commercial property is where imaging earns its keep. Salt air corrodes electrical terminals on rooftop equipment across Miramar Beach, Seagrove Beach, Inlet Beach and Panama City Beach, and corroded terminals run hot. Scanning a roof before summer load peaks is a lot cheaper than replacing a compressor that lost a phase.

Inland and in Freeport, DeFuniak Springs and Niceville, more of our scanning is moisture work. Slab-on-grade buildings hide their supply lines under concrete, and a scan narrows a suspected slab leak down to a defined area before anyone touches the floor. Property managers handling vacation rentals along 30A use it the same way, checking a unit between guests when the water bill looks wrong and nothing is visibly dripping.

Towns we get to most: Freeport, Santa Rosa Beach, Point Washington, Miramar Beach, Niceville, Destin, Eglin Air Force Base, Valparaiso, Ebro, Vernon, Caryville. See the full service area.

Questions

Questions we get about this

Does thermal imaging see through walls?

Not literally. The camera reads surface temperature, and something behind the wall changes that surface temperature. A hot connection or a wet cavity changes the drywall face enough to show, which is what makes it useful without demolition.

Can it find a slab leak?

It can narrow one down. Water under a slab changes the floor temperature in a pattern that follows the line, and combining that with acoustic listening is how we locate a leak precisely enough to open one small area instead of guessing.

Is this only for HVAC problems?

No, and that is the point of having both licenses. The same scan finds electrical hot spots, hidden water leaks, insulation gaps and air-system faults. One visit covers what would otherwise be two or three different contractors.

Do we get a report?

Yes. Infrared and normal images side by side with temperatures noted, what each finding means, and what correcting it takes. Owners and insurers both want that documented.

When is the best time to scan?

When the building has thermal contrast. Electrical scanning wants the equipment under real load, and envelope or moisture work reads best during the hot part of a summer day. We schedule accordingly rather than just showing up.

Can you scan an occupied building?

Yes. Imaging is non-contact and non-destructive, so nothing gets opened and nothing gets disturbed. Tenants generally do not know we were there.
