A commercial building doesn’t get to shut down while the air conditioning is fixed. That is the real difference between commercial and residential work. The equipment is bigger and there is more of it, but the harder part is doing the repair while a restaurant is serving lunch or a lobby is full of guests checking in.
Most of what we do on commercial systems is service and repair, not replacement. Contactors pit and stop pulling in. Capacitors weaken and the compressor struggles to start. Belts stretch, drain pans fill, filters load up and airflow drops. These are wear items with a known service life, and catching them is far cheaper than replacing the equipment they take out with them.

Why Commercial Equipment Fails Here
Runtime is the first factor. A commercial system on the Emerald Coast runs nearly continuously from April into October, and every hour is wear on bearings, contactors, and compressor windings. Residential equipment gets nights and shoulder seasons to rest. A restaurant rooftop unit does not.
Salt is the second. Near the Gulf, salt-laden air eats the aluminum fins and copper on outdoor coils, which is how pinhole refrigerant leaks start and why heat transfer drops off. Equipment sitting on a roof in Miramar Beach or Seagrove Beach takes that exposure from every direction, all year.
The third is humidity. Our summer dew points stay high, so the condensate drain never dries out between cycles. Algae and mildew grow inside the line, the pan backs up, and you find out about it when water comes through a ceiling tile instead of down the drain.

Gauges, meters and temperature readings, not guesswork. We measure what the system is doing before deciding what to change.

Plain words, photos where it helps. You get to see the burned contactor or the plugged coil for yourself.
- Repair first
If the part is available and the equipment is worth it, we fix it. Replacement is a recommendation, never a default.

Readings, parts, and what we recommend watching. Property managers and owners need a paper trail, so you get one.
Working Across the Emerald Coast
We service commercial equipment from Freeport out through Santa Rosa Beach, the 30A towns, Miramar Beach, Destin and Panama City Beach. A lot of that work is restaurants, hotels, and the offices that manage vacation rentals, which means most of it happens early, late, or on a shoulder day when the space is empty.
Inland is a different animal. DeFuniak Springs, Ponce de Leon, Vernon and Paxton have less salt exposure but longer drive-in times for parts, so we carry common commercial components on the truck rather than making you wait a day for a contactor. Either way, one licensed mechanical contractor handles it, and if the problem turns out to be a drain or a gas line, the same license holder covers that too.

Can you work after hours so we stay open?
Yes, and for most commercial customers that is the normal arrangement. We schedule around opening hours so the noisy or disruptive part of the job happens when the building is empty.

Do you service equipment you didn’t install?
Almost always. Most commercial service work we do is on units that were already on the building when the customer took it over. Brand and age matter less than whether parts are still available.
Will you try to sell us a new system?
No. Repair-first is why this company exists. If a unit is genuinely past the point where repair makes sense we will tell you plainly and show you why, but that is a conclusion we reach with meter readings, not a sales script.
Do you provide documentation for our records?
Every commercial service visit comes with written findings and photos. Property managers, GCs and owners need something to file and to hand to the next person, so we write it down.
What does a commercial service call cost?
It depends on what failed and what the repair takes. We look at it, tell you what it costs before we do the work, and you decide. No surprise numbers after the fact.
Do you cover multiple buildings under one company?
Yes. If you manage several properties across Walton and Okaloosa counties we can keep records per building so you know what has been done where.
