Real Maintenance, Not a Sales Call You Paid For

Think of it like an oil change for your home. Small things get caught while they are still small, and you get documentation instead of a sales pitch.

Maintenance is preventative work on a schedule. Coils get cleaned so they can transfer heat, drains get cleared and treated before they plug, electrical connections get checked before a loose one burns a terminal, and refrigerant charge gets verified before a slow leak turns into a compressor problem. None of it is dramatic. That is precisely the point.

Florida systems earn maintenance more than systems anywhere else in the country. Yours runs nearly continuously from April through October, pulling enormous amounts of moisture out of the air the entire time. That runtime accumulates wear at a rate that would take years elsewhere, and the condensate side in particular needs attention here that it simply does not need in a dry climate.

What Neglect Actually Costs

Drains are the first thing that bites. Because your system runs almost continuously through the warm months, the condensate line never dries out between cycles, and biological growth accumulates inside it. Left alone it plugs, and then either a safety switch shuts your cooling off in August or the pan overflows into the ceiling below. Clearing and treating that line on a schedule is the single highest value thing on the whole maintenance list.

Dirty coils are the quiet expense. A coil layered with dust cannot transfer heat efficiently, so the system runs longer to accomplish the same cooling. You pay for that in power every month, and the extra runtime wears the compressor. Near the coast there is a second layer to it, since salt deposits on the outdoor coil accelerate corrosion, and rinsing the coil with fresh water regularly slows that down noticeably.

Electrical connections are the ones nobody thinks about. Terminals loosen with thermal cycling, contact points on contactors pit, and capacitors weaken gradually rather than failing all at once. A capacitor that measures out of spec can be replaced during a scheduled visit on a Tuesday, or it can fail on a Saturday afternoon in July. Same part, very different day.

What a Maintenance Visit Covers

  • Clean the coils

    Indoor and outdoor both. A clean coil is the difference between a system that transfers heat properly and one that works harder for less.

  • Clear and treat the drain

    The condensate line gets cleared and treated, the pan checked, and the safety float switch tested to confirm it will actually do its job.

  • Test the electrical

    Capacitor values, contactor condition, connection tightness, and motor amp draw measured against spec so weak parts get caught before they quit.

  • Verify the refrigerant side

    Pressures and temperature split read against the day’s conditions, which is how a slow leak gets caught while it is still cheap to address.

  • Check airflow and filtration

    Filter condition, blower wheel cleanliness, and airflow at the registers, because most comfort complaints are air problems rather than equipment problems.

  • Write it all down

    A written condition report with photos of what we found, handed to you. If everything checks out, that is what the report says.

What do your maintenance plans cost?

Plan pricing is published in full on our pricing page, flat and straightforward, so you can read it on your own time instead of hearing it from somebody in your living room. There is also a 5 percent discount for seniors and military on maintenance plans.

How often should my system be serviced?

Twice a year suits most homes here, once before cooling season and once before the cool months. Florida systems run far more hours than systems in most of the country, so the interval that works up north is not really enough here.

Is maintenance actually worth it or just a subscription?

The honest test is whether the visit produces work and documentation. Ours does. Coils cleaned, drain cleared and treated, electrical measured, charge verified, and a written report with photos of the actual condition of your equipment. If a visit ever felt like a sales call you paid for, that would be a failure on our end.

Will you find things to sell me?

No. We report what we find, with photos, and you decide what to do about it. Plenty of reports come back saying the system is in good shape, and that is a completely fine result.

Do you maintain plumbing too, or only HVAC?

Both. The same license holder covers plumbing and mechanical work, so water heaters, drains and fixtures can be looked at on the same visit rather than needing a second company and a second appointment.

Does maintenance keep my manufacturer warranty valid?

Most manufacturers require documented regular maintenance as a condition of warranty coverage. The written reports we leave with you are exactly the kind of documentation that gets asked for when a warranty claim comes up.
