Water heaters rarely fail without warning. They rumble, they discolor the water, they weep at the base. Most people just do not know those are the warnings.
Water heaters almost never fail out of nowhere. They give notice for months. The trouble is that the notice comes in a language most homeowners have never been taught to read, so it registers as background noise until the day there is water across the garage floor.
Here is the translation, for tank units and tankless, and the reason each symptom means what it means.
That rumbling is sediment, and sediment is the whole story
If your tank heater makes popping, rumbling, or kettle-like sounds when it heats, that is sediment on the bottom of the tank.
All water carries dissolved minerals. Heat drives them out of solution, and they settle to the bottom of the tank as a layer of scale. Over years that layer builds up. On a gas heater, the burner is underneath, so it is now heating through an insulating crust of mineral before the heat reaches the water. Water trapped underneath the sediment flashes to steam and forces its way out through the layer, and that is the popping you hear.
The noise is not the problem. The noise is telling you the burner is heating a layer of rock instead of your water.
That matters three ways. Efficiency drops, because heat is going into scale rather than water. The tank runs hotter in the bottom, because the steel is being heated with an insulating barrier on top of it, and steel that runs too hot for years fatigues. And usable capacity shrinks, because the sediment is occupying volume, which is why a tank that used to give a comfortable shower now runs cool halfway through.
Draining a few gallons off the bottom once a year flushes that sediment out before it establishes. It takes about half an hour and it is the single most valuable thing you can do for a tank heater. Almost nobody does it.
The anode rod is the part that nobody checks
Inside your tank is a rod, usually magnesium or aluminum, threaded into the top. It is called a sacrificial anode, and its entire job is to corrode so the tank does not.
A steel tank full of hot water wants to rust. The anode is made of a metal that corrodes more readily than steel, so the electrochemical reaction attacks the rod instead of the tank wall. The rod dissolves over years while your tank stays intact.
When the rod is used up, that protection ends and the reaction turns on the tank. From that point the tank is on a countdown. Replacing an anode rod is a modest job. Replacing a tank is not. Nobody checks the rod, which is why so many heaters that could have lasted longer do not.
Rusty or discolored hot water, particularly if the cold water is clear, is often the anode being finished and the tank interior beginning to go. That is a symptom worth acting on quickly, because the window between that and a leak is not long.

The rest of what a tank tells you
- Moisture, rust streaks, or a small puddle at the base of the tank. This one is urgent. A tank does not seal itself back up, it opens further, and a tank failure empties its full volume onto your floor.
- Hot water that runs out faster than it used to, which is sediment eating capacity or a failed dip tube mixing cold into the outlet.
- Water that comes out too hot then cold in cycles, which usually points at a thermostat or a failing element in an electric unit.
- A relief valve that drips or discharges, which can mean excessive pressure or a temperature problem, and is never something to just cap off.
- Rusty hot water while the cold stays clear, which points inside the tank rather than at the supply.
- Age past ten to twelve years without ever having been flushed or having the anode checked.
That first one deserves emphasis. Moisture at the base of a tank is not a small leak that will hold. It is a tank that has corroded through, and the failure mode is not a drip getting slightly worse. It is the seam opening and the whole volume coming out at once. If you find it, get it looked at now rather than next month.
Tankless units, and why our water matters
Tankless heaters do not store water, they heat it as it passes through a heat exchanger on demand. Different equipment, different failure signals, and one local factor that matters.
Regional Utilities draws from wells, including the Rock Hill wellfield north of Freeport, and some rural parcels outside the franchise are on private wells entirely. Well-drawn water carries dissolved mineral, and mineral content is a familiar concern locally. In a tankless unit, that water passes through a narrow heat exchanger that gets very hot, and heat is exactly what drives mineral out of solution onto the metal. Scale builds inside the exchanger passages.
A tankless heater on well-drawn water needs its annual descale. That is not an upsell, it is the maintenance the equipment was designed around.
What that looks like as symptoms:
- Error codes on the display. Manufacturers use these to report specific conditions, and they are genuinely useful information rather than a generic fault light.
- Flow that has declined, where a shower that used to be strong is now weaker, because scale is narrowing the passages.
- Temperature that fluctuates during use, or cold slugs mid-shower.
- The unit running noticeably longer to reach temperature than it used to.
- A rumbling or crackling from inside the unit while it fires, which is scale in the exchanger.
An annual descale circulates a mild acid solution through the exchanger to dissolve the mineral before it chokes the passages. Skipped for several years, scale can overheat the exchanger enough to damage it, and a heat exchanger is the expensive part of a tankless unit. The maintenance is small and the thing it prevents is not.
When repair is the right answer
Plenty of water heater problems are repairs, and they get treated as replacements far too readily. A failed heating element, a bad thermostat, a stuck gas valve, a corroded thermocouple, a broken dip tube, a spent anode rod. All components, all replaceable, all much smaller than a new heater.
What genuinely ends a tank is the tank itself. Once the steel has corroded through, there is no repair, and anyone who tells you otherwise is not doing you a favor.
So when we come out we check what is actually failing before saying anything about replacement. That means testing elements and thermostats on an electric unit, checking the gas valve, thermocouple, and burner on a gas one, pulling the anode to see what is left of it, and looking at the tank for real evidence of corrosion rather than assuming based on the date on the label.

My water heater makes a popping sound when it runs. Is that dangerous?
Not immediately dangerous, but it is telling you something real. That noise is water flashing to steam underneath a layer of mineral sediment on the tank bottom. It means the burner is heating through scale rather than heating your water, which costs efficiency, shortens tank life, and eats usable capacity. A flush usually quiets it and buys the tank years.
How often should a tank be flushed?
Once a year is the standard, and here it is worth actually doing rather than intending to. Draining several gallons off the bottom carries sediment out before it forms a hard layer. It takes about half an hour. It is the highest-value maintenance a tank heater gets and almost nobody does it.
What is an anode rod and why does mine matter?

No. Moisture or rust at the base usually means the tank has corroded through, and tanks do not fail gradually from that point. The seam opens and the full volume comes out at once, wherever the heater happens to be sitting. Get it looked at now.
